Expert Soakaway Installation & Storm Drainage in York
Tackle standing water, waterlogged lawns, and heavy rainfall runoff with professional, engineered rainwater soakaway systems tailored for properties across York and North Yorkshire.
Is Your Property Struggling with Standing Water and Flooding?
With the increasing frequency of heavy downpours, inadequate or failed surface water drainage can cause serious issues for homes and commercial premises. Waterlogging doesn't just ruin gardens; it can threaten building foundations, cause damp issues, and compromise your driveways and patios.
At Future Drainage and Groundwork LTD, we specialise in the professional design, planning, and installation of modern rainwater soakaways and comprehensive storm drainage systems. Operating throughout York and the wider North Yorkshire area, we design custom systems that safely manage surface water, keeping your property dry and fully compliant with environmental regulations.
Whether you need a new soakaway for an extension, a replacement for a collapsed system, or expert land drainage for a waterlogged lawn, our expert, local engineers are here to help.
How We Design & Install High-Performance Soakaways
A soakaway isn't just a hole filled with rubble anymore. Modern regulations and heavy rainfall require engineered solutions designed to last for decades.
Soil & Percolation Testing
We perform vital soil percolation tests to evaluate the infiltration rate of your ground. This step is essential in ensuring the ground can absorb the water and is critical for complying with UK Building Regulations.
Geocellular Crate Design
Instead of old-fashioned gravel pits that clog over time, we install high-strength geocellular crates (attenuation cells). These units provide up to 95% void space, allowing them to store immense volumes of storm water before naturally dispersing it.
Membrane & Pipe Installation
We wrap our crate structures with professional-grade non-woven geotextile membrane to prevent silt and soil from entering the system. The storm water piping is expertly laid and integrated with silt traps to stop debris at the source.
The Benefits of a Professionally Installed Soakaway
- Prevents Garden Waterlogging: Transforms muddy, unusable lawns into dry, safe spaces all year round.
- Protects Foundations: Directs erosive storm water away from structural footings, driveways, and concrete patios.
- Building Regulations Compliance: Essential for building sign-offs on new extensions, garages, and large patio areas.
- Zero Disruption to Mains Sewers: Relieves pressure on municipal drains by handling rainwater naturally on-site.

Soakaway & Storm Drainage FAQs
Find quick answers to common questions regarding soakaway design, building regulations, and installation costs below.
How long does it take to install a new soakaway?
For most standard domestic properties, a modern soakaway crate system can be successfully excavated, installed, connected, and fully reinstated within 1 to 2 days. Larger commercial systems or complex soil conditions may require more time.
Can a soakaway be installed in clay soil?
Clay soil can be challenging because of its low permeability (it doesn't drain well). We conduct percolation testing first to find out if standard soakaway designs are suitable. If percolation fails, we can design alternative solutions such as oversized attenuation tanks, land drains, or hybrid pump systems.
How far from my house must a soakaway be?
According to UK Building Regulations (Part H), a rainwater soakaway must be installed at least 5 metres away from any building foundations, retaining walls, or roads to prevent structural damage from soil saturation.
What is the difference between a soakaway and a French drain?
A French drain is a gravel-filled trench featuring a perforated pipe designed to redirect surface water along its path. A soakaway is a dedicated storage and infiltration chamber situated at the end of a drainage pipe where water gathers and safely dissipates back into the local water table.
